Services

Two services, kept clearly separate

In Ontario, leasing a property is real estate trading, so only a registered brokerage can provide it. Managing the tenancy afterward is a different job with different rules. Keeping them apart means you always know who is responsible for what.

Leasing through our partner brokerage

A registered Ontario real estate brokerage that partners with Regent Dominion, under its own agreement with you.

  • Listing and marketingYour rental is listed and promoted to attract qualified applicants.
  • Tenant screeningApplications are reviewed, with credit and reference checks where permitted.
  • Lease preparationThe lease is prepared and negotiated, using the Ontario Standard Form of Lease where it applies.
  • Initial fundsRent and deposits collected in the leasing transaction are handled by the brokerage under its own trust-account obligations and passed on to you.

Management through Regent Dominion

Regent Dominion Property Management Inc., for long-term residential tenancies.

  • Monthly rent administrationOrdinary monthly rent is collected by electronic payment and paid out to you, with a monthly owner statement.
  • Repairs and emergenciesA $500 maintenance reserve covers routine repairs. Regent Dominion can coordinate emergency repairs up to $1,000 per incident. Larger work needs your approval.
  • Notices and key datesRent-increase notices, plus tracking of lease expiry and other statutory dates. For Landlord and Tenant Board applications or notices to end a tenancy, you use a lawyer or licensed paralegal.
  • InspectionsMove-in and move-out inspections, plus a yearly fall inspection (not required for condominium apartments).
  • No tenant deposits heldRegent Dominion never holds your tenant's deposits. The last-month's-rent deposit and any key deposit stay with you, and you remain responsible for the yearly interest on the rent deposit.

Regent Dominion does not manage short-term, vacation or Airbnb-style rentals. Already have a tenant? Existing long-term tenancies can move straight to Regent Dominion without going through the brokerage.

How it works

From signed lease to monthly statement

  1. The Partner Brokerage leases

Our Partner Brokerage lists the property, screens applicants and prepares the lease. The brokerage handles the initial funds and pays them to you.

  2. You hand over the tenancy

Once the lease is signed, you give Regent Dominion the signed lease and a handover form. Tenant information is shared only as needed, and with the tenant's consent where required.

  3. Regent Dominion manages

We collect monthly rent, coordinate repairs within your agreed limits, track key dates and send your monthly statement.

About Us

About Us

Regent Dominion Property Management Inc. manages long-term residential rentals for owners in Toronto and the GTA. We focus on the day-to-day work of a tenancy: rent administration, repair coordination, record keeping and tracking the dates the Residential Tenancies Act cares about.

We do not lease or market properties. That work is done by our Partner Brokerage, a registered Ontario real estate brokerage, so each service stays with the party licensed to provide it.

FAQs

Frequently asked questions

What does a property manager actually do?

Regent Dominion handles the ongoing work of a tenancy: collecting rent, coordinating repairs, tracking lease and notice dates, doing inspections and sending you a monthly statement. You stay the landlord and make the big decisions.

When do I get paid?

Rent is paid out to you after it clears, usually within five business days, minus the management fee and any approved expenses. You receive an owner statement for each month and an annual summary for tax time.

Do you hold my tenant's security or last-month's-rent deposit?

No. Regent Dominion holds no tenant deposits. The last-month's-rent deposit and any key deposit stay with you, and you are responsible for applying the rent deposit to the final month and paying the yearly interest. We can remind you when it is due.

How much can you spend on repairs without asking me?

Routine repairs up to $500 per incident, paid from your maintenance reserve. In an emergency, Regent Dominion can arrange urgent repairs up to $1,000 per incident to limit damage. Anything larger needs your approval first.

Can you evict a tenant for me?

We track the dates and serve rent-increase and routine notices. Regent Dominion does not give legal advice or prepare Landlord and Tenant Board applications or notices to end a tenancy. For those, you work with a lawyer or licensed paralegal, and we help with records and coordination.

Which notices do you handle, and what happens with LTB matters?

Regent Dominion prepares and serves rent-increase notices and routine administrative notices, such as notices of entry for inspections and repairs, and tracks the dates that matter. We do not prepare Landlord and Tenant Board applications or notices to end a tenancy. For those, you work with a lawyer or licensed paralegal of your choice. We can compile the factual records they will need, such as the rent ledger, payment notices, communication logs and repair history, and we can serve a notice that you or your representative has prepared.

Do you find tenants?

Not directly. Leasing is handled by our Partner Brokerage, a registered Ontario real estate brokerage, under a separate agreement. After the lease is signed, the tenancy can move to Regent Dominion.

I already have a tenant. Can I switch to you?

Yes. Existing long-term tenancies, including those that have become month-to-month, can move to Regent Dominion. We'll ask for the lease, rent history and deposit records.

What happens if my unit is vacant?

You pay no management fee for a full calendar month of vacancy, and ordinary services pause. When a new long-term tenancy starts, services and fees resume without a new agreement.

I live outside Canada. Can you manage my rental?

Yes. Rent paid to non-resident owners is generally subject to Canadian withholding tax, which Regent Dominion applies and reports. Talk to your accountant about your situation, and you can handle key deposits electronically from anywhere.

What if there's an emergency after hours?

For a fire, gas leak or medical emergency, call 911 first. For urgent property problems such as a burst pipe, no heat or a failed lock, owners and tenants can call our 24/7 emergency line. Regent Dominion can coordinate emergency repairs up to $1,000 per incident to limit damage, and larger work generally needs the owner's approval.

Can I cancel?

Yes. The agreement runs month to month, and either side can end it with 60 days' written notice. It ends automatically when a sale of the property closes.
